Our Duplex was completely remodeled on the outside by Jaime and his crews with Built Wright. Even though they used some subcontractors, he made sure everything was up to our standards. He was here a minimum of twice a day to check on the progress and see if we had any questions. If we didn't like something he would get it changed so we would. This is a good question roofing contractors get all the time, but the truth is, it isn’t that simple to answer because there are a lot of variables.  Do you want a metal roof installed, asphalt shingles, colors, styles, textures and many others will determine a good solid price.  The good news is we offer free estimates for potential clients.

On a standard-sized home, it typically takes a couple of days from start to finish for a new roof installation.  Just like anything else, we could run into potential issues that may need to be addressed.  Some examples would be having to wait on a city or county roof inspector so they can determine if things look good and if your home would need new roof sheathing.  Most of the when time things go well, we are in and out in a few days.  If your house has a lot of valleys and is chopped up then the time will take longer to complete.  If your home is tall, that will add additional time for the installation.

A drip edge is a metal flashing that is installed at the edges of the roof to keep the water from dripping on the fascia and protect the underlying roofing components. The flashing should overhang on all sides of the roof and is designed with a small metal lip that is bent away from the fascia on the bottom edge.  Having the proper edge metal designed for your style of roof is one key to having a long-lasting roof that will provide years of protection to your home, fascia, and the underlying roofing components.

There are several things you should look for when wanting to know if your shingles need to be replaced.  One of the bigger ones is the age of the current roof.  Is your roof more than 15 to 20 years old?  If it is an older roof the chances of needing a roof replacement are high.  Younger roofs can fail too so it’s always a good idea to inspect your roof at least once a year.

You should look for shingles that are lifting up, cracking or some that are missing.  You should also check to see if the shingles are curling on the edges or missing a lot of the protective granules.  You can also go into the attic on a nice sunny day to see if you can see daylight coming in.  The attic space will need to be dark so you can see the sunlight passing through.  You have to pay special attention to the chimneys, roof vents, and valleys.  One last thing to look for is the nails that penetrate through and if they show a sign of rust.  If you feel you can not look for these issues on your own, you can contact a roofing contractor like us to come out and take a look and we can give you a professional inspection.

Roofing underlayment is what lies between the shingles and the roof deck.  The roof deck is typically a plywood deck or OSB deck. The underlayment is installed directly on the roof deck and provides a secondary layer of protection from the elements like rain, snow, and wind.  It is also code to use some form of underlayment on most applications.

Synthetic felt is the most common underlayment on the market today and in our opinion is superior then the old tar paper used.  Synthetic felt does not absorb moisture and is resistant to fungal growth and is wrinkle-free for a nice flat surface for the shingles or metal to lay.  Synthetic underlayments are also ultraviolet resistant for between six and twelve months if exposed to UV rays for an extended period.

Tar Paper, also known as Felt roofing underlayment, is one of the oldest types of roofing underlayment and is created by saturating paper or fiberglass mats with asphalt.  Felt roofing underlayment is typically available in two grades which are 15-pound felt and 30-pound felt.  The difference between the 2 is the thickness and the 30-pound felt is less prone to tearing.

Synthetic roofing underlayments are now many roofing contractors’ number one choice to use.  Synthetic is better for enhanced water resistance and protection from the elements.  These products are usually made from a long-lasting polymer which will provide added strength and longevity. Also, synthetic is typically moisture-resistant, and when installed correctly, it offers better protection from the weather compared to felt.

No.  If your roof has streaking or staining this does not mean you have a bad roof.  It means your roof is not appealing to the eye and is most likely growing an algae that is pretty much harmless but ugly looking.  The sides that are most likely to have this appearance are the sides that are not in direct sunlight and hold a little moisture on the shingles.  This will not affect the performance of the roof but if it bothers you to look at, you can take a soft bristle brush and scrub on the areas with a mild detergent.  DO NOT use a pressure washer because it will cause your shingle granules to come off the shingles causing premature failure.

The edge of a standard roof will typically have a small over hang between 1/4″ to 3/4″ past the drip edge.  Anything over these measurements is excessive and in a hard wind, it could cause the shingles on the bottom row to possibly lift up and tear.  If a roofing contractor did an install over these specifications, you should ask to see the manufacturers specifications and possibly think about hiring another roofer for your job.

This answer will vary depending on location and what your local building codes are.  Typically it is fine to have a second layer on the house but it will also depend on a few other factors as well.  Most roofing contractors would rather strip the roof to bare wood so they can see and confirm the condition of the roof sheathing underneath.  They want to make sure that there is a good solid nailable sure for the new shingles.  If the roof is not stripped down to the wood, you will not be able to tell what condition your wood is in underneath.  One more thing to add here is some shingle manufacturers will not warranty an overlay of the new shingles.

If you have a bumpy look on your shingles after only a few years after an installation there could be several issues.  A few things that could cause this would be bad sheeting, heat bucking, improper airflow from the soffit to the roof vents or the roofing contractor may have used Tar Paper and it wasn’t laying down flat when the new roof was installed.

In the winter months, it is common to have some icicles on the roof edge.  If you get the long icicles that dangle a few feet from the roof edge you may want to think about getting the insulation in your attic checked to make sure you aren’t losing a lot of your heat from the inside of your home.  If you notice some bare spots with no snow on the roof, this is an indication that the insulation isn’t good or is lacking.  When the heat escapes the living environment into the attic, the temperature in the attic will start to rise.  Since heat rises, it naturally wants to escape the attic and by this happening, the heat will go out the roof vents.  Poor insulation will cause melting on the roof causing the water to start flowing down the roof.  Once the water gets to a colder area it may freeze again.  This step will keep repeating itself over and over until the insulation problem is fixed or heat tape is installed on the roof.

This is a question we get asked a lot.  The reason why you need a roof replacement would have to be known first.  Do you need a new roof because it is worn and aged out or did a storm hit the area causing some form of damage?  No insurance company is going to pay for a new roof because it is getting old and from lack of maintenance.  If wind or hail caused damage to your roof then chances are good that they will buy you a new roof, or at the very minimum, replace any damaged shingles.  An insurance company will want to come out and inspect the roof.  They will draw their inspection and draw on the roof with chalk marking damage, take a lot of photos, and decide if you get a replacement or make some patches.  The requirements for a new roof will vary from state to state since different areas have different conditions.  If you have hail damage and your roof got 8 to 10 strikes on a 10′ by 10′ area, that will most likely be a full replacement.  Anything less may just be some repairs to your existing roof.  The way insurance is a little strange and there are so many variables.  A knowledgeable company that will help their customers work with Insurance Claims is the type of company you need to assist you in the claims process.  Having someone there while an adjuster is out is beneficial to you.

If you have chosen us to be your roofing contractor, and the insurance companies adjuster approves the roof, you will be placed on our schedule for the installation and the process will begin. You will work closely with your Built Wright representative to choose the shingle type, style, and color that will be the best combination for you and your home’s design. Your insurance company will release the first check, or ACV.  This check will only be for a portion of the roof replacement cost and will need to be given to Built Wright Homes for the work done on the roof.  BWHR will then work directly with your insurance company on your behalf, and notify them upon completion of work.  If there is any differences in pricing or missed items during the installation, we will submit that to the insurance along with our photos and have them send another check to cover the additional costs that were approved.  This is a perfect scenerio but things can come up like missing items on the insurance scope that we will have to take care of with them.  This is part of the claims process and can take some additional time.

If you are a do-it-yourself, you can try to do a roof installation on your own.  It is extremely hard work and without professional guidance and instruction, you may end up with blown-off shingles because of wind and possibly having to get the roof replaced again sooner than you would like.  Everyone would like to save some money trying to do things by themselves and we don’t blame you, but are you saving money in the long run by having to possibly get it redone in the short future?  There are nail patterns per shingle manufacturer that need to be followed.  If you have a hip roof and valleys, those have to be done a specific way.  Did you calculate your roof ventilation and how much airflow your home’s attic needs?  A lot more goes into a roof installation than one may think. These are just a few things to think about if you were planning on doing the job yourself.  We are here to help in any way we can and if you want to try, we will give you little pointers to try and help you out.

No, you are not required to submit multiple quotes but the insurance company may ask you to.  They want you to do shopping for them to get a cheaper price but in reality, they already know what they want to pay to get the work done. Insurance companies and contractors use a software like Xactimate, which will determine the prices of products and services based on the material and labor rates for the zip code you reside in. If you get a quote for less than what is determined by that software, the insurance will pay you less when depreciation is released. They will only pay what the contactor is invoicing for just as long as it is under what the software pays.  If the insurance company uses the Xactimate software and forgets some line items that are needed to complete the job correctly, we talk with them and explain why it was needed and most of the time they approve it and add it in.

The only reason why we would need or would like to see your insurance paperwork is to see what the insurance company is willing to pay for and if they are missing line items on the scope.  If you need a full replacement, we don’t need to know the dollar amount as long as we know the claim adjuster has everything on the Statement of Loss that is needed to get your job done.  Our estimate will be within the range they are willing to give you for your job as long as it is apples to apples and not apples to oranges.  Knowing what the scope has on it will only speed up the process for you and will assist us in making our quote easy.
